There is a misconception that if you have bad credit you cannot get a mortgage or if you do that your monthly payment will be much higher. This is not always the case. If you are self employed or employed with a fluctuating income, for example with commission, bonus or overtime, it can sometimes be difficult to prove your income. Many lenders will only accept part of non guaranteed income within their calculations for lending. This obviously does not show a true reflection of your income. For the self employed, may lenders will insist on having visibility of the last three years accounts.

Many lenders now recognise that for some people, proving all of their income is an issue and in response are now offering 'Self Certification' mortgages. A Self Certification mortgage is arranged on the basis that you, the client, declare all of your income via a signed statement without providing any proof. It is a misconception that the rate that you will be charged for the privilege of self certification will be significantly higher than for normal (full-status) mortgages.
